Tenant charges which you can expect to pay before the tenancy begins:  

Holding Deposit - This is collateral during the application process. This £100 holding deposit will go towards your security deposit once we receive satisfactory checks. The holding deposit is non refundable once paid.
For example – the asking deposit is £500.00 and rent is £500.00 per calender month. 
You will initially pay a £100 holding deposit to progress the application. Once satisfactory references are complete you will be required to pay another £400 to complete the deposit and then pay your first month’s rent of £500 the day before you collect your keys.

Weekend or Evening Move in/out - £45.00 - If you wish to collect keys or return keys outwith our usual working hours (Mon- Fri, 9am-5pm) then this can be arranged. An out of hours fee of £45.00 will apply.

Re- Arranging contract signing date - £15.00
This fee will apply if the contract signing date is changed within 72 hours of the date/time agreed as this will result in new contracts having to be drawn up.

Below are a list of charges that tenants maybe eligible to pay before and during the tenancy if the property is managed by Property Maximise. Should the charges be applied they will be deducted from the tenants deposit if not paid during the tenancy.

  • Duplicate tenancy Agreement = £10.00
  • Duplicate inventory = £10.00
  • Returned cheque or Standing Order = £20.00 to refund an incorrect bank transfer.
  • Late rent chase letter = £10.00. Late rent will be initially chased via email, phone & text. A letter will only be sent if there is no response or payment after 7 days of the rent due date.
  • Cash or card processing charge = £10.00 to take a rental payment using the chip and pin machine.
  • Breach of tenancy letter = £10.00 for each letter sent regarding a breach of the agreement.
  • Tenancy renewal charge = £20.00
  • Non cancellation of standing order when tenant moves out = £20.00 for refunded rent paid in error at the end of a tenancy.
  • Replacement Key = £15.00 per key.
  • Key delivery = £45.00. Should a tenant lock themselves out during office hours and require an agent to let them in this charge will apply.
  • Landlord/Agent Reference = £25 - When leaving one of properties and you require a reference for your new Landlord or Agent.
  • Cancelled Inspection visit = £25 – Agent unable to complete inspection due to tenant’s fault. 

Please Note: Most major debit and credit cards accepted. There is a £2.% charge per transaction making a payment by card.

Please note: all accounts beyond our credit terms will be passed to our debt collection agency. All accounts, without exception, will be subject to a surcharge of 15% plus vat to cover our costs in recovery. These accounts will also be subject to any legal costs incurred in obtaining settlement.
