Booking a viewing
Before booking a viewing for a property, we will discuss the following with you to ensure the success of your application.
- Any adverse credit history that you or any other applicants are aware of.
- Your own and any other applicants annual income.
- Your proposed move in date.
- If you will be able to provide a positive Landlords reference from your current Landlord (if you have one).
Applying for a property
Once you have found a property you would like to rent, you need to complete the following steps:
You will need to pay a Holding Deposit, equal to one week’s rent. If you contact our office on 01942605000, we will be happy to confirm the holding deposit amount.
This Holding Deposit will secure the property for you until we have completed our referencing checks.
The Holding deposit is non-refundable should the applicant withdraw the offer to take up the tenancy, fail the credit / reference checks, fail the right to rent checks, provides false / misleading information, or where the Landlord or Agent tries their best to obtain information required but the applicant fails to provide the information within 15 days.
Should the tenancy go ahead, the Holding Deposit will be converted into part payment of the property security deposit.
The holding deposit, along with any other payments must be paid via bank transfer. Please contact our office to obtain bank details.
Once the Holding Deposit has been paid, you / your guarantor will be required to complete an online application, which will be sent to the nominated e-mail address(s) that you will provide.
Please ensure you complete the forms correctly and accurately. Should any of the information you provide be found to be misleading or false, your application will be refused and the Holding Deposit may not be repaid in full.
During the referencing process there are some items that you are required to provide, but are not limited to:
- Proof of address
- Proof of I.D
- Bank statements
- Annual accounts (self employed)
- Wage Slips
- Reference from your Landlord / Employer
Completing an application will also mean that you consent to Property Maximise Ltd to sharing your personal information with your prospective Landlord.
Once the application has been approved, the following payments are required:
A security deposit, which is usually the equivalent to five weeks rent. Please note, if your application has been accepted, Property Maximise will allocate the one weeks Holding Deposit already paid towards the deposit. Therefore the successful applicant will only need to pay an additional amount of four weeks rent towards the deposit.
First month’s rent, (rent is always paid in advance) is payable two workings days prior to the tenancy commencement date.
Key collection and tenancy signing is normally carried out at the property itself unless you are otherwise advised.
Keys can be collected between 9am – 5pm Monday to Friday, excluding any public or bank holidays.
